Hot Topics for “The Crest” and “Horizon” communities:

#1 – Military Road Expansion – Many of you have received a postcard or email from the RTC regarding a project to expand Military Road to four 11′ lanes between Lemmon Drive and Lear Boulevard. In addition, they will be adding 3 traffic lights on Military Road to include the intersections on Lear Boulevard, Finnsech Drive and Tulear Street. A public meeting is being held on 4/25/2024 @ 5pm at the North Valleys Community Center (8085 Silver Lake Road, Reno, NV 89506). I’ll try to attend and write a report on what happened at the meeting.

#2 – The real estate industry is going through some major changes and while the changes and outcomes are uncertain, there could be considerable effect to how a real estate transaction happens and the market pricing in general. Click here for a brief update on the transaction changes as it stands today. As a realistic look at the real estate market and our economy, here’s some overviews:

  • The middle east situation will probably continue to pressure oil prices and therefore the price of gas to be high or increase further.
  • Inflation shows no sign of reducing to the 2% target the Feds are looking for so Mortgage Rates will probably continue to be high as well.

Coupled with the possibility of Real Estate Buyers having to negotiate the payment of the buyer broker fees, buyers could choose to wait for better times to purchase their homes. If Real Estate Sellers start to enter market in numbers we could see a shift in pricing. Buyers and demand go down, supply and seller go up. While these are speculative and forward looking statements, it’s a good idea to keep an eye on the market and this website for updates.
